THE END OF ANOTHER YEAR

As 2025 comes to a close, looking back it has been another year of massive change for the state’s condominium associations. Monthly assessments continue to rise in the high-end multi story condominiums, but I think things may be leveling off in the smaller ones, especially for those not in the middle of having to perform their milestone inspections.
We hear that insurance rates may actually be on the decline for a change. That’s certainly a welcome surprise.
Just know that the number of tasks that your managers and management companies must perform for your community has risen tremendously and as a result, the cost of maintaining professional management has gone up, and rightfully so. It’s not their fault. The Florida Legislature has simply and massively increased their workload.
Voting by e-mail started for our condominium associations this year. Unfortunately, it did not start in our HOAs. Starting in 2026, condominium Board members may not serve more than 8 consecutive years unless approved by an affirmative vote of unit owners representing two-thirds of all votes cast in the election or unless there are not enough eligible candidates to fill the vacancies on the board at the time of the vacancy. Only board service that occurs on or after July 1, 2018, may be used when calculating a board member’s term limit.
Over the last few years it’s been about constant change. At times I’m sure it felt confusing and absolutely overwhelming.
I can only hope that our blog and our Sunday Condo Craze and HOAs podcast helped relieve some of that confusion and gave you an hour to get away from the typical news broadcasts and instead learn something and have a laugh.
One constant for me is that it is always an honor to communicate with and meet all of you. I so enjoy teaching you at our seminars throughout the year. Every Sunday it’s fun for me to answer your calls, teach you and also learn from you. It’s a thrill for me every time that phone rings.
So, to all of you; Karen, Robert and I wish you and your families a Happy Hannukah, a very merry Christmas and a happy and healthy new year. We’ll be off for the next two weeks and we’ll see you again after the new year.
